F.A.Q about buying a property in Turkey


Do I have to be a resident to buy a house or land?
No; Turkey has a reciprocal agreement for purchase of real estate with many countries, and foreign citizen can get the full property ownership providing the property is not within a military zone.

What is the procedure for buying a house or land in Turkey?
Buying a property in Turkey is a quite simple and straight forward procedure. Our legal advisors and professional team of estate agents in the Turkish resorts will make your property purchase procedure go through as smooth as possible.

As a non-resident, Can I open a Bank Account in Turkey?
Yes; our team will assist you with that. In most of the banks opening a bank account is free of charge, and you can open a Turkish Lira account as well as accounts in foreign currencies.

Do I need a solicitor?
Turkish don’t deal through solicitors when purchasing a property between them. However, as you are not going to be present, we would advise to deal through a solicitor for the transactions and Tapu transfer.

When do I get my Tapu?
As soon as the approval comes from the military, the deed can be transferred into your name.

Is there a commission and other costs to pay?
Unless otherwise mentioned, the legal commission in Turkey is 6%, shared as 3% by the buyer and 3% by the seller.
The purchase tax and notary/solicitor fees, electric and water registration, insurance will depend upon resort the property is located, property location, size etc… You will be advised accordingly.

Do I need to be in Turkey to buy a property there?
This is not essential. You can deal through a solicitor at home or in Turkey, with a power of attorney.

What is a power of attorney and where do I get this?
Power of attorney’s are being prepared by Turkish notary offices, and with a power of attorney (POA) you are authorizing someone to complete a procedure on your behalf.

Please note that a notary is NOT equivalent of a solicitor. A solicitor in Turkey will look after your interest during the property purchase, where the notary will prepare you the POA to authorize the solicitor to do so.

You can also make a POA in your home country. We will advise you accordingly.
